We’ll discuss your floorplan and customize it to fit your needs and budget. We’ll provide you with a written estimate and site evaluation.

Once we’ve finalized your price, it will be ready for your lender’s approval.

What should I know about modular homes?

Modular Homes are built in an indoor, climate-controlled environment, using the same materials as site-built homes. The indoor building process eliminates weathering, leading to higher quality.

Your modular home will be delivered in sections for assembly on your property.

The State of Michigan requires modular homes to meet the same International Residential Code (IRC) as site-built homes with Independent third-party inspections throughout the assembly process. Financing, appraisals, and re-sale values are the same as site-built homes.

How is my home priced?

All estimates include site development, floorplan, and customization choices.

The total cost of your home includes permits, site planning, excavation, basement or crawl space, septic, well, driveway, roofing, porch, mechanical, plumbing, flooring, additions, and finishes — everything except for the land.

All pricing and project-specific information will come directly from Rourke Custom Homes. Heckaman Homes is not a general contractor and serves only as a sub-contractor for any given project.

Do I need to own land?

The short answer is yes. If you haven’t purchased land yet, we can help you find the property that’s right for you.

Can I use my own floorplan?

Rourke Custom Homes are designed and customized to fit your needs and budget. If you are unable to find the home that’s right for you, we can use your plan or help you create a new one. 

We’ve built hundreds of custom homes in northeast Michigan, and we’d be delighted to work with you to build your dream home.

How long will my home take to build?

Typically, your home can be set on its foundation and ready for customization within 120 days. 

During the in-door construction process, Rourke Custom Homes will finalize Michigan building permits, schedule excavation, install the foundation, and prepare your driveway for delivery. The customization time frame will depend on your chosen options.
